Supplier and intended use
James Ralph Webster trading as Brakan – Property Keeper is a sole trader. Business correspondence address: 17 Charles Street, Louth, Lincolnshire, LN11 0LB, United Kingdom. Contact: support@mail.brakan.co.uk. The supplier is not VAT-registered; no VAT is added to the displayed price.
Brakan is offered for use in your letting or property-management business or professional activity. The person accepting must identify the contracting individual or legal entity and have authority to bind it. An organisation display name is not necessarily a legal entity. Nothing here changes someone's actual legal status or removes mandatory consumer rights.
Price, service and renewal
The checkout summary shows the edition, active-tenancy capacity, total price in GBP and monthly or annual billing interval. Landlord and Agency are separate editions; you do not pay both for one organisation. The selected price applies to that organisation, subject to the disclosed usage allowances.
Monthly subscriptions renew monthly. Annual subscriptions are paid upfront at ten times the corresponding monthly price and renew annually. Two months free describes the annual price comparison, not a free trial. Creating an account does not authorise payment; the owner must explicitly agree before secure Stripe checkout. Paid access starts only after successful payment is verified.
Current features include manual records and Brakan-template CSV imports. Direct bank feeds, arbitrary bank-export compatibility, PDF bank imports and direct HMRC submissions are not included. Receipt-reading suggestions require customer review.
Changes you choose
An owner must review and confirm an upgrade and its prorated charge. Upgrades are charged immediately and higher capacity applies after payment. Downgrades take effect at renewal. Self-service band changes retain the current edition and monthly or annual interval. Contact support about changing those. Adding a tenancy does not itself authorise an automatic upgrade charge.
Cancelling renewal
Cancel automatic renewal in Settings → Billing → Manage billing before the renewal occurs. Cancellation ordinarily takes effect at the end of the confirmed paid period, with paid access continuing until then. There is no separate exit fee. You may also give a clear cancellation instruction to support@mail.brakan.co.uk; identify the account and contracting customer, but do not send payment credentials. A portal outage does not remove this alternative.
A request for a refund or statutory cancellation is assessed as such, not treated only as a request to stop the next renewal. Cancelling renewal does not itself instantly delete your records.
14-day first-purchase refund
For your first paid Brakan subscription, request cancellation and a full refund within 14 calendar days after the first successful payment by emailing support@mail.brakan.co.uk. This applies to monthly and annual purchases even if you have started using Brakan. No reason is required. When you cancel the whole initial subscription within that window, the refund also includes subscription upgrade payments made during that window.
This cancels the subscription and future renewal. We will refund the applicable payments to the original payment method without an administrative deduction, without undue delay and within 14 days of the valid request. Your bank or payment provider may take additional time to display the refund. Paid write access ends when cancellation takes effect; data return and deletion are separate.
This additional first-purchase promise does not routinely repeat for each renewal or replacement account. It does not restrict statutory cancellation rights, any applicable renewal cooling-off rights, or remedies for faulty service or incorrect charges.
Other refunds and service problems
After the initial refund window, cancelling renewal alone does not ordinarily refund an already purchased period. We will still correct duplicate or incorrect charges and provide remedies required by law or the agreement. If we discontinue the paid service without equivalent agreed provision for reasons other than your breach, we will refund the affected unused prepaid service proportionately. There is no blanket exclusion of liability for our own breach.
Price changes
We will give at least 30 days' advance notice of a price increase, its amount, the first affected renewal date and how to cancel. It will not change an already paid period. If the next renewal is less than 30 days away, the increase must wait until a later eligible renewal. You can stop renewal before it applies without an exit penalty. A changed website price does not silently replace your existing confirmed price.
Failed payment and access
A failed renewal has up to seven days of grace from the recorded delinquency start before paid writes become read-only. A first payment that has not succeeded does not grant a free trial. Existing records, permitted owner exports and billing recovery remain available subject to necessary security or legal restrictions. Non-payment alone is not an instruction to erase records.
Your agreement and rights
These Subscription Terms govern the commercial mechanics alongside the accepted Terms of Use. Any operative Data Processing Terms govern processing on the customer's behalf. Mandatory legal rights prevail. No checkbox requires a customer to waive all cancellation rights merely because service has started. Contact support@mail.brakan.co.uk for billing, refund or cancellation queries.
